How much down payment do you need in Germany?

This calculator combines your down payment with property transfer tax, notary and land-register costs, possible brokerage, valuation expenses and an emergency reserve. These acquisition costs are normally planned separately from the mortgage.

Equity and loan-to-value

A larger equity contribution reduces the mortgage and loan-to-value ratio. Lenders may assess the property using their own lending value, so the final ratio and pricing can differ from this purchase-price estimate.

German acquisition costs

Property transfer tax varies by federal state. Notary, land-register and brokerage costs depend on the transaction. Replace every default with a current local estimate before using the result as a savings target.
