How much down payment do you need for a home loan in Pakistan?
The down payment—also called the borrower margin—is the part of the property price you fund yourself. The lender finances the remaining eligible amount, subject to its valuation, loan-to-value policy, income assessment and credit checks. A 20% down payment is a useful comparison point, but it is not a universal requirement for every property or loan.
Your complete cash goal is normally larger than the down payment. Transfer and stamp costs, registration, legal work, valuation, processing charges, moving expenses and an emergency reserve may need to be funded separately.
Down payment, margin and LTV
Loan-to-value ratio compares the proposed home loan with the property value accepted by the lender. For example, a Rs 15 lakh down payment on a Rs 75 lakh property leaves a Rs 60 lakh base loan and an 80% LTV when the accepted value equals the purchase price. A lower lender valuation increases the assessed LTV and may require more cash.
SBP prudential treatment and lender policy can produce different margins by loan size, lender category and risk. The calculator therefore shows the selected LTV and a planning indicator rather than claiming that one down-payment percentage guarantees approval.

Transfer and stamp costs varies by province or territory, property value, location, property type, ownership and buyer eligibility. Enter a current estimate from the relevant provincial or territorial authority rather than applying one national rate.
Registration charges
Registration charges and local calculation methods vary. Keep them separate from the down payment so the calculator shows the broader cash-to-close target.
Bank valuation
The lender may base its maximum loan on its accepted property value rather than the agreement price. If that value is lower, you may need to contribute the difference yourself.

Is a 20% down payment compulsory?
No single percentage applies to every case. The required margin depends on the lender, loan amount, accepted property value, borrower profile and current rules.
Are stamp duty and registration included?
The calculator includes the amounts you enter as separate cash costs. It does not invent one rate because charges vary by state and transaction circumstances.
Does a 20% down payment mean an 80% LTV?
Yes when the purchase price and lender-accepted value are equal and no additional amount is financed. A lower valuation can increase the assessed LTV.
Can a family gift form part of the down payment?
A lender may accept a documented non-repayable gift, subject to source-of-funds, relationship and documentation checks. Confirm its policy before counting the money.
