Planning estimate only—not a pre-approval or lending decision. Spanish lenders verify income, expenses, liabilities, equity, credit history, property and valuation, and apply their own affordability and lending-value policies.

How much mortgage can you afford in Spain?

Affordability depends on stable household income, living expenses, existing debt, deposit, purchase taxes and ownership costs. This calculator converts available monthly cash flow into an illustrative loan and property budget.

Debt burden and stress testing

Spanish banks assess debt commitments and repayment capacity and may test a higher interest rate. The editable markers here are planning assumptions, not approval rules.

Taxes, costs and appraisal

Allow for ITP or VAT and AJD as applicable, plus notary, land registry, gestoría, valuation and other costs. The lender may finance against an accepted appraisal rather than the price.

Test a target property

Compare a price and deposit with stressed repayments, cash needs and monthly budget. The result is not a lending offer.
